A nice simple explore whilst house hunting in the area, (always go house hunting with wellies and torches in the back of your car :D)
The tunnel was mostly dry, with the exception of one leak near the middle, and a two foot deep stream for a few yards near the southern end. In a few places the brickwork was crumbling, but overall it was sound.
