So here goes my first report.. :eek:

Seen this place floating around forums and drove by it a few times, on this day we had a free hour or so and decided to finally stop to check it out ourselves.

The History of Folville Lodge
(If you can call it that as I don't know much unfortunately)
Six miles from the south-west of Melton Mowbray, Folville Lodge originated as a gatehouse for the nearby manor house. It is on a fair bit of land, 5.7 acres to be precise and sits on the edge of the village right on the main road. When looking at the exterior of the building, we noticed dates engraved but due to decay that isn't helped with our poor eye sight - we couldn't make it out but guessed 1907. It later extended and transitioned into a large home with 6 bedrooms. You can still see where the large double garage once was along with an outdoor swimming pool that is now covered. Unsure exactly when but at some point a care home was set up here with an annexe allowing staff members to stay overnight and care for the individuals. According to Zoopla, it was sold last in September 2018 at £740,000 and then in 2015 before that, so assuming its been abandoned since then.



Exploring Folville Lodge
This explore was a really relaxed one and turned out to be decent weather, perfect for a nice wonder! We arrived and seen a car parked up outside the main gates but with nothing else really in the area and with no security, we knew it was likely another explorer. We parked right up next to them and casually strolled down the path. Probably one of the easiest explores I have done. Funnily enough, once we had reached the property being aware there were people inside we were on the look out.. I noticed somebody standing behind a door trying to hide but failing lol. We ended up having a laugh about it after they realised it was only us.
The building itself seemed solid but does have the usual leak resulting in a space leading upstairs and certain parts of rooms being damp/covered in mould. It seemed bigger than I expected when I was walking round and although most of it had been cleared out, there was still some personal belongings left that added to the character and eeriness.. My favourite part of the explore was a room that had a good amount of old trunks/suitcases. The person who owned them clearly loved to travel as many stamps from all over the world were stuck on, making it an interesting find. There is also a telegram that was interesting to read as I have never actually seen one before! I would have loved to have seen this place in it's prime, like all places but the surrounding views here are simply beautiful. It couldn't have been so bad waking up and looking out the window there, that's for sure.

Looking back regretting I didn't take many photos outside.. for future reports I will try to do this when I can.

Good first report! This place is a strange one. Could have been a decent place but is going to take a hammering by the looks of it...

probably ought to go have a mooch as I'm originally from the next village so had early school mates that lived here and I've even done works on the building around 10 years ago.

Yes, it is a shame. Was pretty in parts but still had an eerie feeling lol. Don’t think the urn helped :D thanks for the comment.

Good 1st report, spot on. I love those suitcases, they sure are a statement piece, and make for great shots. Welcome to 28dl and thanks for reporting your explore :thumb

There's a Planning application in for 2 new dwellings and partial demolition / refurbishment of the existing house. Status Pending

It has got permission granted to split the existing house in 2 and remodel them.

Granted in March 2016. It was a condition that development had to start within three years, so I believe it has now lapsed.

Ah, didn't read the detail, assumed it would be the normal 5 years.

Really nice looking place, but I'm really unnerved about the light above the door, it's not central and that upsets me lol,
