Bristol-based Sanguine Hospitality has unveiled proposals to turn Birmingham's outdated Kennedy Tower office block into a 224-bedroom Holiday Inn Express hotel.

Sanguine, backed by Downing Corporate Finance and investment manager Rathbones, is in advanced talks with Manchester-based property company Bruntwood to buy the 192,000 sq ft tower. The deal is contingent on planning being achieved. A decision is due imminently.

The scheme has been designed by Liverpool-based architect Falconer Chester Hall.

Sanguine chairman Simon Matthews-Williams said: "This will be an extensive refurbishment costing £10m.
